Rental Procedure
Welcome to Coldwell Banker GC Property Group's Property Management Division.
By following the application process guidelines below we hope it will help make the application process as simple and painless as possible as we know that moving home can be a stressful time.
If you wish to apply for one of our properties after an inspection with our Senior Property Manager, Victoria Lawrence, either collect an application form from Victoria or download one from this website.
It is very important that the application form is completed fully. We are unable to process an application and contact the owner of the property if we do not have all your details and a start date (we are unable to process an application with a start date of asap).
Once the application is completed and signed, twice (at the end of the application and the Privacy Act page), it can be emailed to rentals@cbmb.com.au, faxed ![]()

or dropped into our office at 29 Tedder Avenue, Main Beach with a photocopy of the following supporting evidence:
- Photo Identification: Drivers Licence, Passport, or 18+ Card
- Proof of Employment/Income: Pay slips, letter from employer, or if unemployed we require a current copy of your bank statement showing you have the means to pay your rent
- Rental History: Details of current and previous landlord, if a home owner then a copy of a current rates notice, or if living at home the contact details of your parents/guardian
Please note that in order to get approval within 24 hours of application being submitted we require ALL of the above information.
Upon approval the applicants are required to sign a Residential Tenancy Agreement and pay the first two weeks rent by money order or bank cheque within 24 hours or the next working day from approval. Unfortunately we can not 'hold' properties and failure to sign a Tenancy Agreement within this timeframe could mean that you miss out on the property to another applicant.
Once the Residential Tenancy Agreement is signed and your first two weeks rent are paid your tenancy is confirmed and you can start making plans with removalists etc.
The bond (Bond over $501+pw can be 5 weeks+depending on an owners Requirements) will need to be paid prior to the keys being released at the commencement of the tenancy.
Upon collection of the keys at commencement of the tenancy you will also receive a detailed Entry Condition Report (and inventory if applicable) and these must be checked by yourself, signed and returned to our office within three working days.
You will be required to sign one copy of the Entry Condition Report when collecting your keys which will be retained as our 'office' copy. If we do not receive an updated copy within three working days it will be deemed that you accept the condition of the property and our 'office' copy will be used for your vacate inspection.
